Creating realistic budgets/ capital reserve forecasts and cutting costs are what we do best. We save our clients on average 15% annually on building operating expenses within the first year under our management. We pride ourselves in our meticulous vendor management and low prices our maintenance team offers on services.
We will offer to market any vacancies and walk-thru potential tenants that are looking to lease space in your building. While we are not a brokerage, we do have the ability to write up and execute leases and market your vacancy on Loopnet, Costar, 42 floors, City Feet, and our own website. We will do all of this without any additional fee.
We supervise and coordinate build out and tenant improvement for no additional fee. We have a team of build out experts who can pull permits, complete any wall demo and drywall work that is needed, as well as general painting and construction. Our team is licensed and insured in both contracting and electrical work.
Many Property owners are paying an extraordinary high amount of money towards utilities each month. With our energy/utilities audit, we work with our experts to lower these costs and find the drivers that are causing unnecessarily high energy bills. By doing an in-depth audit, we can often save clients 10-15% off their utility bills.
